Carpet Water Damage

This section of the examines flood damaged carpet, water intrusion, flood classification, carpet warranty, sanitary flooding, unsanitary flooding, black water, home owners insurance, carpet cushion (carpet padding), padding, flooding types, and carpeting restoration.

Carpet Water Damage

Water intrusion affecting carpet and other floor coverings is among the most difficult situations faced by a homeowner or building manager. There is no standard procedure for dealing with every flooding situation. Each crisis must be evaluated on a case by case basis. Every flooding situation will have its own distinguishing problems. There are a number of standard questions that must be addressed in evaluating the proper protocol for returning the carpet to its pre-flood status. The primary question that must be addressed is the type of flooding that has occurred, sanitary, unsanitary, or black water.

Sanitary Flooding

The carpet must be treated with a disinfectant following extraction of excess water. Most homeowners insist that the carpet should be replaced in all flooding situations but this is usually not necessary in the case of sanitary flooding. A few simple guidelines may be followed to insure the carpet can be returned to pre-flood conditions.

  1. Traffic on the wet carpet should be kept to a minimum until the carpet is completely dry. The latex that holds the primary and secondary backings together is weakened when wet. Excessive traffic on the carpet may cause delamination. The latex should regain most of its strength after drying.
  2. Action should be taken immediately to shut-off and control the source of the water. It may be necessary to punch small holes in the drywall to release any standing water that has accumulated within the walls. It is impractical to begin restoration efforts prior to identification and elimination of the water source.
  3. Quickly remove any furnishings that may stain or damage the carpet.
  4. Immediately contact a professional restoration technician to perform the work.
  5. Extraction of excess water should begin immediately and the carpet should be completely dry within 12 hours following intervention. Failure to follow these recommendations may allow for the development of several types of bacteria and fungi that may negatively affect human health. To reduce the possibility of this occurrence, the application of a disinfectant to the face fiber is recommended. Many of these treatments will destroy stain resist treatments.
  6. To expedite drying, the carpet should be removed from the tack strip and the carpet padding (carpet cushion) always should be discarded. Carpet should be elevated and fans should be utilized to speed drying time. In circumstances where high humidity may delay drying time, dehumidifiers should be secured to assist in drying out the environment.

Unsanitary Flooding

If the water can be identified as unsanitary, there are few safe options. Anytime the water intrusion is a result of water with some degree of contamination, the water source can be classified as unsanitary. Examples of unsanitary water intrusion include dishwasher overflows, toilet overflows with urine present, punctured water beds, or other water sources that may contain biopollutant contamination. It is recommended the carpet be discarded due to bacterial concerns. If the decision is made to restore the carpet, disinfectants must be used to protect human health. In situations associated with unsanitary water intrusion, the primary concern should be protecting public health. The classification of unsanitary water versus black water contamination is dependent upon time. Unsanitary water that is left untreated for significant periods can change from unsanitary to black.

In dealing with unsanitary water sources, you must always assume there is a significant threat to human health. Rubber gloves, boots, goggles, and other protective clothing should be used. Anyone with cuts or open sores should avoid contact with the flood waters.

Black Water

Black water can be described as any water that contains raw sewage. Sea water and any water that comes in contact with the ground may also be classified as black water. Black water is considered highly unsanitary. This type of flooding can produce serious health effects. When black water is involved in flooding situations the facility must be evacuated to protect public health. All floor covering materials must be discarded and other surfaces should be carefully evaluated. It is recommended that all porous surfaces are removed and discarded. The facility should be evacuated by inhabitants until the environment can be returned to pre-flood conditions. Worker safety precautions similar to those utilized in dealing with unsanitary water should be used for black water.

Carpet Warranty

Regardless of the flooding type, all carpet manufacturers typically void any existing warranty (see carpet warranty) that may have been in effect at the time of the flood. While many insurance companies insist that carpet performance is unaffected by flood damage, this is not always the case. The lamination strength of the synthetic latex is usually weakened by excessive moisture and may affect long term carpet performance.

Guidelines for Response to Clean Water Damage within 24-48 Hours to Prevent Mold Growth*

  • For non-valuable items, discard books and papers.
  • Photocopy valuable/important items, discard originals.
  • Freeze (in frost-free freezer or meat locker) or freeze-dry.

Carpet and backing – dry within 24-48 hours§

  • Remove water with water extraction vacuum.
  • Reduce ambient humidity levels with dehumidifier.
  • Accelerate drying process with fans.

Concrete or cinder block surfaces

  • Remove water with water extraction vacuum.
  • Accelerate drying process with dehumidifiers, fans, and/or heaters.

Hard surface, porous flooring§ (Linoleum, ceramic tile, vinyl)

  • Vacuum or damp wipe with water and mild detergent and allow to dry; scrub if necessary.
  • Check to make sure underflooring is dry; dry underflooring if necessary.

Non-porous, hard surfaces (Plastics, metals)

  • Vacuum or damp wipe with water and mild detergent and allow to dry; scrub if necessary.
  • Remove water with water extraction vacuum.
  • Accelerate drying process with dehumidifiers, fans, and/or heaters.
  • May be difficult to completely dry within 48 hours. If the piece is valuable, you may wish to consult a restoration/water damage professional who specializes in furniture.

Wallboard (Drywall and gypsum board)

  • May be dried in place if there is no obvious swelling and the seams are intact. If not, remove, discard, and replace.
  • Ventilate the wall cavity, if possible.
  • Follow laundering or cleaning instructions recommended by the manufacturer.
  • Remove moisture immediately and use dehumidifiers, gentle heat, and fans for drying. (Use caution when applying heat to hardwood floors.)
  • Treated or finished wood surfaces may be cleaned with mild detergent and clean water and allowed to dry.
  • Wet paneling should be pried away from wall for drying.

* If mold growth has occurred or materials have been wet for more than 48 hours, consult Table 2 guidelines. Even if materials are dried within 48 hours, mold growth may have occurred. Items may be tested by professionals if there is doubt. Note that mold growth will not always occur after 48 hours; this is only a guideline.

These guidelines are for damage caused by clean water. If you know or suspect that the water source is contaminated with sewage, or chemical or biological pollutants, then Personal Protective Equipment and containment are required by OSHA. An experienced professional should be consulted if you and/or your remediators do not have expertise remediating in contaminated water situations. Do not use fans before determining that the water is clean or sanitary.

† If a particular item(s) has high monetary or sentimental value, you may wish to consult a restoration/water damage specialist.

§ The subfloor under the carpet or other flooring material must also be cleaned and dried. See the appropriate section of this table for recommended actions depending on the composition of the subfloor.

Did you know?

Carpet water damage can be one of the frustrating occurrences for any homeowner. In most case, the insurance provider will choose to restore the flood damaged carpet, but the carpet manufacturer will void all carpet warranty following flood damage.

Home Owners Insurance and Grave Markers

Your your Cemetery Grave Stone Just Might Be Covered

Consumers commonly wonder when shopping for grave markers what they should do if the markers become damaged eventually. That question has a variety of answers, but one is sometimes surprising: today s home owners insurance policies commonly cover damage to grave markers, even those installed in cemeteries many miles away.

In 2000, the Insurance Service Organization (the private firm that analyzes risks and makes recommendations for trends in the insurance industry) issued a report recommending a number of changes in the standard Home Owner s policy in America. One of those changes was the inclusion of coverage of up to $5,000 for damage to grave markers.

It should be noted that, the ISO s recommendations are never binding, and you should check your own insurance policy before assuming that your grave marker is (or will be) covered. It is also true that, even though the ISO s recommendation came about in 2000, some policies written before 2000 also did cover grave markers.

Consumers often find this news about grave marker coverage a welcome surprise, but some find out about it too late after a cemetery representative has mentioned a concern over vandalism and other types of damage to encourage them to buy a headstone at a higher price than they had too. Most cemetery sales people are reputable and honest, but, occasionally, one will purposely mislead a customer to believe that repair costs will come directly from the customer s pocketbook if a headstone becomes damaged by, say, vandalism. This is likely not the case, of course, especially with the new trend in home owners policies.

In general, when you notice damage to a headstone, you should first call it to the attention of your cemetery. Most damage to cemetery grave markers is caused, inadvertently, by the cemetery s own landscaping equipment and is, accordingly, repair under the cemetery s standard perpetual care fund. If the cemetery denies that it was at fault in the damage, then you should contact the headstone s manufacturer. Most grave markers today are guaranteed for a lifetime against fading, rusting, and other similar defects caused by the Earth s elements.

If both the cemetery and the manufacturer deny responsibility for your grave marker s damage (this most often happens in the case of vandalism), then a claim with your home owner s insurance company will usually yield good results. (It should be noted that the ISO s recommendation that grave markers be included in home owners insurance also included that the policy premiums not increase as a result. So, the chances are quite good that your policy includes the coverage, but at no additional cost to you.)

Basement Flooding #basement #flooding, #basement #flood #cleanup, #water #damage #restoration

How to Clean Up (and Forget the Nightmare) of Basement Flooding

Act fast to reduce repair costs. The longer your basement sits in water, the more it’s going to cost to clean up.

You can clean up some of the icky mess yourself to save money, but a pro is much nicer on your back (and your nose).

Just because you have home insurance doesn’t mean you’re covered. Best to check before a flood happens.

Rain, rain, go away. And sewage backups. And burst pipes. All y’all can GO. AWAY. Especially if they turn your wet bar into a soakingwet bar and your ping-pong table into an island.

Every homeowner with a basement imagines that horror. If it should happen to you, don’t retreat into a fetal position on your couch and hope for a miracle, no matter how much you want to. You can deal with the soggy disaster. Here’s how.

4 Things to Do Right Away

Don’t wait until you’ve reached the fifth stage of grief before addressing a flood. Fast action can minimize a rising, rank situation — and the money it’ll cost to repair.

1. The first thing to do is really a “don’t,” says Glenn Gallas, vice president of operations at Mr. Rooter Plumbing. Don’t ever, ever step into standing basement water. “You could be shocked or electrocuted,” he says. Who wants to venture into that murky mess, anyway? Turn the power off or call an electrician to be safe.

2. Then stop the flow of water. How you do that depends on what the source is:

Broken or malfunctioning pipes

Turn off your water’s shut-off valve. If you don’t know where that is, scope it out now — before the worst happens. Some valves are buried in the ground and require special tools to turn off.

Stop flushing toilets and running faucets. Your local sewage authority may offer pumping services or let you submit a reimbursement claim. If you have a septic system, though, it’s on you. Call the septic company to have your tank pumped ASAP.

Sorry, that’s bad news. You can’t turn off Mother Nature. The good news: Groundwater flooding might not stink as badly as sewage. Get references for a waterproofing pro or a structural engineer because you could have a foundation problem.

Groundwater was the culprit for Nancy Friedman and her husband when their St. Louis home flooded back in 2014. They knew they had a tiny wet spot in their basement, but “I didn’t think too much of it,” Nancy Friedman says. “Going downstairs is not an everyday occurrence for us,” she says, especially since they both travel a lot.

That tiny wet spot soon became a full-on flood in their basement, causing thousands of dollars in carpet damage – not to mention the cost to repair the structural issue that allowed water to seep in in the first place.

3. Find a plumber withahigh-capacity pump. This is not a job for a DIYer. It needs to get done fast. You need a professional-grade pump. “The longer that water sits, and the longer your drywall spends under water, the more long-term damage,” Gallas says. The more damage, the more it costs to clean up.

4. Make your smartphone earn its keep. Take photos and video. then back them up in the cloud, so you’ll have them for insurance purposes.

Spend Oh-So-Wisely on a Kitchen Remodel

DIY Some of the Cleanup to Save Money

Once the water is pumped out, the rest can be a DIY job. Just make sure to protect yourself with:

  • Gloves
  • Rubber boots
  • Eye protection
  • A mask (especially if you’re dealing with a sewage backup)
  • A nose plug if the smell is really bad

Then suck up the remaining muck with a wet-dry vac. You’ll also need an army’s worth of paper towels and plastic bags to dispose of the mess.

Unfortunately, you’ll have to say goodbye to all rugs, carpets, and upholstery, which will soak up floodwater contaminants and bacteria, regardless of the flood source. (Seriously sentimental items might be restorable by a professional, but don’t get your hopes too high.) That’s what happened to Friedman. “The first thing we had to do was pull up the carpet.”

Other restoration steps:

  • Open all windows and doors, and run large fans and dehumidifiers.
  • Scrub water-contaminated walls, floors, cabinetry, or hardware with a soapy solution. Ventilate again.
  • Make a bactericide by adding 1.5 cups of DIY Tip Bleach doesn’t kill mold and mildew. It kills the bacteria that they feed on, but doesn’t destroy the nasty fungi itself. Use soap to zap it. bleach and a few drops of liquid soap to a gallon of water. Spray on the walls; let air dry.

But Don’t Feel Like a Wimp if You Want to Hire a Pro

In fact, both Gallas and Friedman recommend hiring a restoration service, as long as the company you hire is trustworthy and affordable. A small flood might cost as little as $500 to pump out and dry, but a large flood can cost up to $10,000.

“There’s a lot of companies out there that put a guy in a truck and think a high-powered fan is good enough to dry a basement,” Gallas says. Improper technique, like not allowing the home to dry for long enough or failing to properly treat drywall, puts your home at risk for mold or mildew in addition to the flooding damage.

So just be sure to do your homework on who you hire.

Don’t Assume Insurance Will Cover Your Repairs

Friedman’s first call when her basement flooded was to her insurance company. “They told me, ‘You don’t have flood insurance,’” Friedman says. “I thought everybody had flood insurance!”

Standard home insurance often doesn’t cover all types of floods, especially groundwater.

“If I could do a speech on floods, it would be: Do you know this very moment, for sure, if you have flood insurance ?” Friedman says. “Call your insurance agent right now and ask.”

But the best scenario is no flood at all.

5 Things To Do So You’ll Never, Ever Flood Again

  1. Install a leak detector and high-water alarm. These small devices notify you before a small leak becomes a disaster, either via an audible alarm or a text message.
  2. Insulate your pipes. Thawing pipes are one of the leading causes of basement flooding.
  3. Maintain your backwater valve. It prevents sewage from seeping from the septic or sewer system to your home.
  4. Consider a sump pump. Every basement should have one of these flooding saviors. “I think sump pumps should be wedding gifts,” Friedman says.
  5. Flush and dump with caution. Dumping anything besides waste and toilet paper down your toilet or drains is a big no-no — from tampons to grease. These clog the system, causing backups.

HAIL DAMAGE TO ROOF SHINGLES #metal #roof #hail #damage

Charles C. Roberts, Jr.

Hail forms when frozen water drops are lifted in turbulent wind regimes during thunderstorms. The frozen drops of water increase in size and eventually fall to earth as hail having been driven by a combination of gravity and wind forces. Hail stones vary in size from pea size (1/4 inch diameter, little roof damage), through marble size (3/4 inch in diameter, threshold damage to roof materials) to golf ball size (11/2 inch in diameter, typically severe damage to roofing materials). Hail size distributions tend to be localized with some roofs damaged, while others are not. Wind direction plays an important role, as well as roof pitch. A direct impact of hail on a shingle is more damaging than that of a glancing blow. Figure 1a illustrates the dynamics of

hail impact on two different roof pitches. The home on the left would sustain more roof damage than that on the right, because of the more direct impact on the left as opposed to the less damaging, glancing, blow to the right. Wind conditions can distort damage to a home as illustrated in Figure 1b. The home on the left has more glancing blows to the roof from the

wind, while the windward wall comes under attack from direct hail impact. The right wall is protected and undamaged from the hail. The home on the right will more likely sustain roof damage on the windward side because of the more direct impact. Assessing hail damage is often accomplished by a roof inspection, which usually occurs several days to several months after the hail event. Determination of whether hail actually fell at a site can be made through statements and weather reports. Inspection of thin, aluminum fixtures helps verify hail impact. Figure 2a shows denting on a roof vent cap indicating that hail had struck the vent at one time.

Figure 2b shows denting on a flue vent indicative of hail impact at one time. The denting on these two fixtures does not impede their function.

Figure 2c shows deformation to condensing unit fins on an air conditioning system, as a result of a driving hailstorm. This damage does impair operation of the unit, in that air flow through the coils is reduced, causing higher refrigerant temperature, lost performance and lost reliability.
Figure 3 shows shredded and pock-marked paint from a driving hailstorm. The base wood was undamaged but repainting was required.

Figure 4 shows mild impact marks on a cedar shingle, consistent with hail impact. These marks will typically dissipate over time with virtually no effect on shingle life. Figure 5 shows more severe shredding from hail impact. If the impact marks are causing severe splits, then shingle life will most likely be adversely affected.

Figure 6 shows impact damage to siding as a result of wind driven hail. Some shredding and minor splitting has occurred but the siding appears structurally sound.

Hail damage to asphalt shingles includes severe granule loss, material removal at the edges of the shingles and penetration. Figure 7 shows grit loss from asphalt after pounding from a hailstorm. New asphalt shingles are more resistant to hail impact than older shingles since the asphalt becomes more brittle with age. Warmer shingles are more compliant and more resistant to fracture from hail when compared with colder shingles. Shingles rely on a structurally sound substrate for hail damage resistance. Flexible roof sheathing allows the shingles to flex during impact causing damage, while more rigid roof sheathing supports the shingle during impact resulting in less shingle damage.

In recent years, roof shingle manufacturers have been listing products that conform to Underwriters Laboratories test standard UL 2218, which classifies the resistance of a particular product to hail damage. The test entails dropping steel balls on samples and observing the damage. A Class 4 rating is the most resistive to hail damage, while the Class 1 rating is the least resistive. Some insurance companies are reducing premiums when Class 4 shingles are used. The roofing industry takes issue with some of the testing methods, indicating that shingle aging and thermal environments are not taken into account.

Most hail related damage is cosmetic and does not affect the useful life of roof shingles. In other cases severe wood splitting, significant granule loss, penetration of the shingle and fracture may require shingle replacement.

How to Repair Laminate Flooring

Laminate flooring continues to grow in popularity, and for good reason. It s durable, sleek and tidy. Furthermore, it requires so much less maintenance than other types of flooring like carpet and wood.

Unfortunately, many people still remain quite uninformed as to its many nuances. Like any other type of flooring, it too comes with its own fair share of advantages and disadvantages. And it just happens that these pros and cons play a big role when it comes to repairing laminate flooring from water damage.

Nuances Of Laminate Flooring

Laminate flooring is technically resistant to water damage. If you spill some water on laminate flooring but promptly wipe it up, then the floor will suffer no damage. Unfortunately, the situation changes if and when flooding occurs. If and when laminate flooring becomes saturated with water, it becomes warped and damaged.

If the seams between laminate floor planks get saturated, they swell. When this occurs, your only option becomes to replace the planks with new ones. What of course makes laminate floor repair so difficult is that it s really difficult to find perfectly matching laminate. This is why replacement is usually the recommended option.

Symptoms Of Laminate Floor Damage

So how do you know if your laminate is floor is damaged? It s actually extraordinarily easy to detect. Just keep an eye open for some of the following types of symptoms:

  • Puffy/Swollen Plank Edges
  • Excessive Cupping
  • Excessive Crowning
  • Excessive Buckling
  • Excessive Cracking
  • Excessive Splitting

Unfortunately, the majority of these symptoms cannot be rectified. This means you must replace the flooring. The good news is that you don t have to replace all of it!

Positives Of Laminate Flooring

Here s the beautiful thing about laminate flooring it s composed of numerous pieces. If carpet gets really wet, then the entire carpet has to be replaced. With laminate flooring, you can just replace those boards and planks that were affected. It s common, in fact, to discover that only some planks were damaged. So why replace everything!?

Let The Repairs Begin

Before we go on any further, we want to point out that you should speak with a professional before you begin any DIY repairs. Most restoration specialists provide absolutely free inspections. These inspections can provide you with a lot of insightful information.

Regardless, here are some basic repair tips:

Stop The Leak

Before you even think of dealing with your floors, make certain you locate and stop the leak. This usually means immediately turning off your water supply. It might also mean replacing broken pipes and whatnot. Again, you ll want to speak to a professional, especially if you re dealing with a leak that s contained within your home s walls.

Identify Damaged Plans

The next step involves identifying damaged planks. Your main goal here is to figure out which planks are so screwed up that they must be replaced.

Pry, Pry, Pry

The next thing you need to do is use a circular saw, crowbar or whatnot to pry the damaged planks loose. Note that each plank is one whole unit. This means that all components (including the baseboard) need to be pulled out.

Replace The Planks

This is the make it or break it part. Replacing a plank is not easy, especially if you have older laminate floors that may be out of style. Before you replace the planks, however, make sure you completely clean the floor underneath.

Additional Tips

Here are a few more tips to keep in mind during the repair and replacement process:

  • Make sure you deal with each plank on a one-by-one basis. Avoid trying to remove multiple planks at once. They need to be removed one by one.
  • Obviously, ensure that the new planks and strips match the rest of your laminate flooring. Otherwise, your floor will look quite odd.
  • Consider hiring a professional to do the repair and/or replacement, especially if you are not sure of what to do.

Seeking Professional Assistance

No matter what you do, make sure you speak with a professional. It costs you nothing to get a free assessment. Plus, the professional might discover problems that didn t even occur to you. Remember that you can only fix what you identify! And those things you don t fix those things you fail to identify could wind up causing you far more problems down the road!

Removing a Light Water Stain From Drywall on the Ceiling #drywall #water #damage

Removing a Light Water Stain From Drywall on the Ceiling

A coat of paint fixes most minor water stains on drywall.

When water stains mar your ceiling, the water comes from above. Whether from the roof or a slow leak from a water pipe, the drip itself is more of a problem than the stain. If possible, examine the back of the drywall for mold and treat any you find with a bleach solution. Next, you should address the source of the water that caused the stain. After resolving those issues, removing the stain isn’t difficult once the drywall has had a chance to dry fully.

Mix a solution of equal parts chlorine bleach and water in a bucket. Put on rubber gloves, climb a stepladder and use a sponge to wash the stain thoroughly. The bleach may remove the stain, but even if it doesn’t, it will kill any mold.

Let the drywall dry, then brush on a coat of stain-blocking oil- or water-based primer. Cover an area slightly larger than the stain itself.

Paint the area with the ceiling color after the primer dries. If you haven’t painted the ceiling for a while, the repair may appear lighter than the rest of the ceiling. If so, it’s a good idea to either clean the entire ceiling with detergent and water or paint it.

Things You Will Need

  • Chlorine bleach
  • Bucket
  • Rubber gloves
  • Stepladder
  • Sponge
  • Stain-blocking primer
  • Detergent
  • Paint

  • A persistent leak can wear a hole through the back of the drywall before the damage appears on the front. If the area inside the stain feels spongy and waterlogged, cut out the damaged section with a utility knife and patch the area with new drywall. Repaint after taping and finishing the patch.

  • Discolored drywall is often your first indication of a leak that can cause damage that is more serious if you don’t fix it.

Does Homeowner’s Insurance Cover my Pool? #does #homeowners #insurance #cover #water #damage, #pool #covered #under #homeowners #insurance

Does Homeowner’s Insurance Cover my Pool?

Insurance Q A: “Does homeowner’s insurance cover my pool?”

Having a pool is a dream for many homeowners. After all, a pool can turn the backyard into a sanctuary during the scorching summer months.

However, there are some things you must consider regarding your pool when it comes to homeowners insurance. Specifically, how does a homeowner’s insurance policy respond to potential bodily injury claims and how much coverage, if any, is afforded to fix your pool in the event it’s damaged?

Pool Liability Coverage

As a homeowner, it’s important to recognize the increased liability associated with having such an oasis on your property. You’d have live under a rock to not realize there are some inherent risks to owning a pool, especially when it comes to children…whether invited to swim in your pool or not!

Fortunately, a homeowner’s insurance policy will cover the additional liability resulting from the ownership of a pool.

Typically, when you fill out a homeowner’s insurance application with an agent or insurer, such information will be requested, and your policy will be adjusted accordingly.

Pool Liability Exclusions

Liability coverage for a pool may be excluded by your homeowner’s insurance policy if you do not have certain “controls” in place to make your pool safe. Specifically, many insurers will require you to have your pool (or yard) fenced. Many insurers even require a fence be at least a certain height, maybe 4 or 5 feet, and not constructed of chain-links.

Additionally, some insurers may deny coverage if your pool has a diving board or a slide. Both of which can make your pool much more fun, but certainly increase the statistical odds that someone may be injured while on your property.

Be sure to get this clarified as soon as possible. You certainly don’t want to be in a position where you have a liability claim and NO COVERAGE.

Is Damage to the Pool Covered?

Whether or not physical damage to your pool is covered will depend on your insurer. Some insurers will cover damage to your pool under “Coverage B – other structures,” while other insurers may not cover physical damage to your pool at all.

Some insurers look at an in-ground pool, made of cement, similar to how they look at foundation damage to your home…it’s your responsibility to ensure cracks in the cement are repaired when observed.

When it comes to pool maintenance equipment, such as filters and pumps, coverage is normally afforded by a homeowner’s insurance policy under “Coverage B – other structures.” This type of equipment is viewed similarly to that of an air conditioner compressor on the outside of your home.

Building a New Pool?

Many homeowners neglect to mention the addition of a pool while their current policy is active. But it is necessary to contact your insurance agent or insurer prior to having a pool built to ensure your new pool is adequately covered by your existing policy. Based on what we discussed above, you might have to find a new insurer.

Every insurance company has different underwriting guidelines, and your home may not qualify after the pool is installed.

Your insurance premium may be adjusted (higher) to compensate for the additional liability, or if you’re lucky, nothing may change at all.

Some questions you may be asked when shopping for insurance for your house with a pool:

– Is the pool above or below ground?
– Is your yard fenced in? This might be a requirement by ordinance in your town.
– Is your pool fenced in? Some companies may require the yard and pool be fenced in.
– Do you have a pool cover? There are hard plastic covers available for some pools now.
– Is your pool drained in the winter months?
– Do you have a diving board? Some companies allow for pools, but will not cover a diving board.
– Do you want to raise your liability limits? The risk of bodily injury and drowning death both increase with a pool?

COCAT is here to facilitate a complete solution when dealing with all aspects of asbestos related issues. In a typical indoor abatement, our environmental team first establishes containment, effectively sealing off the entire affected area. Negative air machines are set up in order to create the negative pressure atmosphere which prevents the regulated material from escaping from the area. The negative air machines then filter the contaminated air through a three stage decontamination unit where the asbestos particles are removed. As the machine is filtering the air, the COCAT environmental team can safely remove all asbestos containing material from the area and clean all exposed contents. The contaminated materials are then bagged and disposed of in an approved landfill. Once all the asbestos is removed, the area is re-tested by an Industrial Hygienist and cleared for reconstruction or other use.

The presence of asbestos in a building of any type present issues on multiple fronts. The first thing to know is what water damage restoration is. Water damage restoration is attempting to bring back your house or your properties to its original state before water damage. It includes removing of abnormal water from structures to restore materials to a normal condition. It prevents moisture damage, mold and soil contamination, odors, and loss of indoor air quality.

When damage has already set in, water damage restoration is done with steps like cleaning, refinishing, removal and replacement. Although water damage can be mostly caused by natural flooding, most abnormal water comes from within the building such as from overflowed toilets, sewer backups, or river floods.

Our mission is to decontaminate and dry materials efficiently. With the exception of easily movable items like furniture and contents, the aim is usually to dry them on-site rather than remove them. Orlando Water Damage Restoration And Repair Services #water #damage #repair #orlando

Orlando Water Damage Restoration Services

Our 6 Step Proven Water Damage Restoration System

Water damage can occur at any time. It is crucial that the appropriate procedure is followed when restoring a home or business. Water is very intrusive, and can get into spaces most people wouldn t think to check. This is why taking time in the assessment stage of the restoration process is a key step we go through at Dan Dan The Carpet Man, that others fall short on.

1. Damage Assessment:

We need to know what we are dealing with! Our technicians will arrive on site promptly after your call, and using special moisture detecting units, will assess how much damage has already been done as well as the central source of the water. Additionally, we will determine if the area is safe, and whether or not a power shut off is needed. Depending on where the extent of the water damage, we may need to come equipped with special equipment for the job. so be sure to give us an accurate description of what we are dealing with during your initial phone call with us.

2. Water Extraction:

Water extraction is the most important part of restoring your home or business back to normal. Using our portable or truck mounted equipment; we will quickly be able to remove large amounts of water from the area. Heavy duty submersible pumps will be used where needed to continuously pump out high level water from your home or business.

3. Drying:

After the initial water is pumped out, it is important to dry the area properly to prevent microbial growth and rot. Our commercial grade equipment will dry the affected area until the moisture levels are back to normal and all structure elements are sufficiently dry ( wall interiors, sub-floor, etc).

4. Dehumidifying:

Our industry grade, low-grain, dehumidifiers will help reduce the overall humidity, producing dry air that will pull moisture from the structure elements and minimize secondary damages. If your property is not properly dehumidified, you may run the risk of having mold developed in your home or business. We use commercial grade equipment to ensure that no mold follows the water removal.

5. Normalizing:

Normalizing is the result from proper drying procedure that considers outside humidly levels, inside (unaffected area) humidity levels, and the humidity levels in the affected areas, as well as the humidity levels of the air at the dehumidifying equipment. This technique is achieved with proper monitoring of all interior water intrusion scenarios.

6. Monitoring:

the job from start to finish using Psychrometric procedure, we chart the progression of the drying and document it so it is established that we did the job correctly without doing more or less than what was needed. This protects the customer from paying too much for unneeded service and yet ensures enough drying took place.

Choose Dan Dan for Your Water Damage Restoration Job

Here’s How Alcohol Wrecks Your Skin. And How To Choose The Least Damaging Drink

We like a good cocktail now and then. But what is alcohol really doing to our skin. and which drinks are inflicting the most damage?

We decided to face our fears and talk to Dr. David Colbert. founder of New York Dermatology Group, Dr. Debra Jaliman, author of “Skin Rules: Trade Secrets From a Top New York Dermatologist” and Dr. Jessica Krant. Assistant Clinical Professor of Dermatology at SUNY Downstate Medical Center.

Right off the bat, Dr. Colbert burst our champagne bubble. “It may make us feel good, but alcohol is a hepatotoxin,” meaning it specifically damages the liver, he explained. “It’s a toxin to the cells that detoxify your body.” How does that affect our skin? “One way to look at it,” Dr. Colbert said, “is to ask what does someone look like who is dying of liver failure? They’re sallow, they’re pasty, they’re cold, their pores are huge.”

Alcohol also contains congeners, said Dr. Colbert, chemical substances produced during the fermentation process that contribute to liquors’ unique tastes and smell. Congeners are the main cause of hangovers, so the more congeners in your liquor, the worse your hangover. and the worse you look the next morning.

On top of that, Dr. Jaliman pointed out, “All alcohol dehydrates the skin.” This means your skin will appear less plump and fresh the next morning. Between the congeners, the liver damage and the dehydration, it’s clear alcohol does damage to our skin. But if we happen to imbibe anyway. which drinks should we steer clear of and which are the least harmful?

Clear Shots (Vodka, Gin, Tequila)
What makes the skin effects of one alcoholic drink different from the next is what else is in the drink. That makes shots the best option, since there’s no extra sugar, salt or other harmful ingredients. “If you just have one shot of vodka or just a shot of tequila that you nurse,” Dr. Colbert said, “you’ll probably look OK the next day.” Dr. Jaliman added, “A shot of gin or rum would probably be the best.” However, keep in mind that some people who drink shots end up consuming more alcohol than they intended since it’s easy to lose track. And more alcohol is never better for your skin.

Dark Shots (Rum, Whiskey, Tequila)
Like clear liquors, straight rum or whiskey comes with the benefits of no additives. But Dr. Krant points out that one key difference between the two is the amount of congeners. “Dark liquor contains congeners and products of extra fermentation that clear liquor does not,” she said. More congeners worsen your hangover, and Dr. Krant suggests that the excess impurities of the congeners may contribute to more skin aging (although the connection hasn’t been formally proven).

Mojitos & Other Sweet Mixed Drinks
The danger with drinks like mojitos is the sugar. “Sugar anywhere in the diet, along with other excessive carbs, leads to systemic inflammation, which contributes ultimately to cell damage and increased skin aging,” Dr. Krant said, “The less sugar you take in with your alcohol, the better for your long-term wrinkle risk.” But mojitos, not to mention drinks mixed with Coke, orange juice, Red Bull and other sweet drinks, are loaded with sugar. Sugar also causes acne by spiking your insulin levels, causing inflammation throughout the body.

Plus, Dr. Colbert said, sugary drinks can give you a “sugar hangover” on top of your regular hangover, resulting in sallow skin and bloodshot eyes.

Margaritas, particularly frozen margaritas made with mixes, also contain sugar. But these tequila-based drinks serve up a double whammy due to the salt. “The intake of any salt, no matter the source, does contribute to bloating,” explained Dr. Krant. “This is temporary, but no one likes to feel and look puffy on top of a hangover.”

Another drink with salt is beer, although it’s not dangerously high in sodium levels. “If you drink a lot of salt,” Dr. Colbert told us, “you’re going to get symptoms like swollen eyes and thirsty skin, and your body is telling you to drink more water to get rid of the salt.” On the other hand, beer has some redeeming qualities. “It does contain antioxidants and other antiaging benefits,” Dr. Krant said. Plus, ounce for ounce, Dr. Colbert reminded us, beer just has less alcohol in it than straight liquor.

White Wine
White wine, like mixed cocktails and beer, contains sugar, in addition to some salt. Wine can lead to swollen skin and bloating, plus it makes you hungry, Dr. Colbert said. And sadly, white wine doesn’t contain the health benefits that red wine so famously does.

Red Wine
Red wine, as we’ve often heard. can actually be good for you. “Red wine contains more antioxidants than white, which may help counteract some aging processes,” said Dr. Krant. “I would say the best single drink to have to support skin health and minimize aging risks is a glass of red wine.”

But red wine is actually the most harmful drink for those with skin issues like rosacea. Dr. Jaliman told us, “76 percent of people that drink red wine have a flair of their rosacea,” versus 56 percent of those drinking white wine, 41 percent of those drinking beer and only 21 percent of scotch drinkers. “Red wine can also cause histamine release in some people, leading to increased flushing and more of a hangover,” Dr. Krant added. “Any alcohol in excess contributes more to aging than it protects against.”

What else could be harming your skin?

You’re Becoming Near-Sighted

As your vision worsens with age, other muscles around the eye pitch in to help you focus, says Ranella Hirsch, MD. past president of the American Society of Cosmetic Dermatology and Aesthetic Surgery. But as these tiny muscles are increasingly taxed, they can deepen lines around the eyes, and that can make you look world-weary (instead of wise). Your dermatologist can improve the appearance of these wrinkles with botulinum injections, but Hirsch says that it’s also helpful to get your eyes checked. “A patient will come in for a consultation, and I’ll send them to an optometrist,” she says. “Sometimes what they really need is a pair of glasses.”

Understanding Alcohol Use Disorder — the Basics

People have been brewing and fermenting alcoholic drinks since the dawn of civilization. Consumed in moderate amounts, alcoholic beverages are relaxing and in some cases may even have beneficial effects on heart health. Consumed in excess, alcohol is poisonous and is considered a drug. It is estimated that between 18 million — or one in 12 adults — in the U.S. abuse alcohol or are chronic alcoholics. Nearly 100,000 Americans die each year as a result of alcohol abuse. and alcohol is a factor in more than half of the country’s homicides, suicides, and traffic accidents. Alcohol abuse also plays a role in many social and domestic problems, from job absenteeism and crimes against property to spousal and child abuse .

The immediate physical effects of drinking alcohol range from mild mood changes to complete loss of coordination, vision. balance, and speech — any of which can be signals of acute alcohol intoxication, or drunkenness. These effects usually wear off in a matter of hours after a person stops drinking. Many law-enforcement agencies regard a .08 percentage of alcohol in the bloodstream as evidence of intoxication. Larger amounts of blood alcohol can impair brain function and eventually cause unconsciousness. An extreme overdose, alcohol poisoning, can be fatal.

Alcohol use disorder is a potentially fatal disease, characterized by cravings, tolerance (needing more), physical dependence, and loss of control over consuming alcohol. Alcohol intoxication may or may not be obvious to observers. Even in highly functional alcoholics, chronic alcoholism can lead to physical problems. Most common is damage to your liver, which over time can lead to cirrhosis (scarred liver). Other risks include depression, stomach bleeds, pancreatitis. high blood pressure, heart failure, numbness and tingling in your feet and changes in your brain. Alcoholism can also increase your risk for infections including pneumonia. tuberculosis. and chronic gastritis .

Alcoholism can also lead to impotence in men, damage to the fetus in pregnant women, and an elevated risk of cancer of the larynx, esophagus. liver. breast. stomach. pancreas. and upper gastrointestinal tract. Because heavy drinkers seldom have adequate diets, they may have nutritional deficiencies. Heavy drinkers typically have impaired liver function. and up to one in five develops cirrhosis .

The alcoholic’s continual craving for alcohol makes abstinence — an important goal of treatment — extremely difficult. The condition is also complicated by denial: Alcoholics might be reluctant to admit their excess drinking either because of denial or guilt. Another barrier to receiving care is that physicians screen only about 15% of their primary care patients for alcohol disorders.

Historically, alcoholic behavior was blamed on a character flaw or weakness of will; experts now consider chronic alcoholism a disease that can afflict anyone.

In young people binge drinking is more acceptable, and teenagers tend to drink with friends. Older people are more likely to drink alone, and take medications or have co-morbidities that make drinking more risky. Both situations can make it hard to identify a problem drinker.

What Causes Alcoholism?

The cause of alcoholism seems to be a blend of genetic, physical, psychological, environmental, and social factors that vary among individuals. A given person’s risk of becoming an alcoholic is three to four times greater if a parent is alcoholic. Some children of alcohol abusers, however, overcome the hereditary pattern by not drinking any alcohol at all.

Insurance is evolving #insurance #coverage #for #water #damage

Water damage has now surpassed fire as Canada s leading cause of personal property claims. Examples of water damage include flooding, sewer backup, broken pipes, leaky plumbing, and more. To help avoid water damage in your home, take a few simple precautions to decrease the chances of it happening to you.

  • Buy or increase your sewer backup coverage as needed
  • Install a sewer backup prevention valve on the main line of your home
  • Install water monitors that alert you if a leak occurs and shut off the main water supply if moisture is detected
  • Inspect all plumbing for signs of cracks or leaks, and replace older plumbing
  • Inspect older appliances, particularly washing machine and dishwasher hoses, and replace them with steel braided hoses.
  • On appliances and/or plumbing fixtures, replace old and worn rubber hoses with flexible steel-braided hoses
  • Avoid pouring fats, oils and grease down household drains
  • Check water supply lines regularly for leaks and loose connections
  • Check caulk and grout around bathtubs and showers and retouch as necessary
  • Reduce home water use during heavy rainfall and rapid thaw to reduce pressure on sewage systems and potential for water back-up.

Talk to your insurance broker to review your policy and learn what coverage exists in regards to water damage

  • Before the winter, drain all pipes and garden hoses
  • Keep storm sewer grates clear of leaves and debris
  • Disconnect downspouts draining directly into the sewer system and redirect them at least 6 feet away from your home s foundation; test downspouts to ensure proper drainage from the roof
  • Ensure your lot is graded to aid drainage away from your home
  • Make considerations for reverse-sloped driveways
  • Ensure there is at least 200 mm (8 in) clearance between finished ground level and the bottom of the downspout; otherwise consider installing window wells
  • Ensure waste water lines are not blocked by tree roots
  • Ensure you roof doesn t have loose or curled shingles
  • If you have a septic system, have it pumped and serviced regularly

Your home s foundation and basement are areas where significant, and often expensive, damage can occur. The origin of leaks is often traced to the foundation. Minor cracks in the foundation are not normally cause for concern; however, major cracks can represent substantial movement and can allow water to seep into your basement. Filling in foundation cracks and stopping them from spreading helps to prevent water damage and serious structural issues. To diminish risks of water damage in your basement:

  • Find and seal any cracks in foundation walls and basement floor
  • Avoid storing items directly on the basement floor (store items in plastic storage containers on raised shelving)
  • Be sure to keep floor drains unobstructed
  • Always check your basement for leaks after heavy rainfall or a rapid thaw

A sump pump is a common and effective basement water collection system. Sump pumps collect water from the weeping tiles around basements and send it outside, away from your home. The sump pump is activated by a float switch that turns on when the water in the sump rises past a certain level.

To ensure your sump pump is in good working order, check the float to ensure it s clean and moving freely by slowly pouring water into the sump tank. Watch for the float to rise and start the pump. Once the pump starts, the water level will quickly lower and the float will shut off the pump.

Backwater valves installed on the main water line of a home are an effective way of preventing sewer back-up. Many municipalities amended their building codes to ensure that backwater valves are installed in all newly constructed homes.
